Transaction Management & Document AI

AI can summarize contracts, extract deadlines, and draft status updates, but in a transaction a single missed date or wrong figure can cost a deal. This course shows you how to use document AI across the transaction lifecycle while keeping the licensee accountable. You'll learn to verify every summary and deadline against the signed documents and protect closings from wire fraud and deepfakes. You'll finish with a one-page transaction checklist for AI-assisted files.

Course Description

Document AI can take hours of reading and tracking off a transaction, but only if every output is checked against the source. This course teaches agents and transaction coordinators to use AI from offer to close in a way that reduces errors instead of hiding them.

What you'll learn

  • Using AI with contracts, disclosures, and addenda, and what it must never decide
  • Extracting and verifying deadlines before they reach the calendar
  • Reviewing AI summaries against the document, and explaining terms without giving legal advice
  • Protecting confidential transaction data in approved tools
  • Coordinating parties, handling mid-transaction problems, and verifying any change to wire instructions
  • Records, team workflows, and measuring error reduction

Got Questions? We've Got Answers!

Answers to the most common questions about this course.

What is the Transaction Management & Document AI course?
Transaction Management & Document AI is a RiseCert course that teaches real estate professionals to use AI across a transaction, from accepted offer to closing: summarizing contracts, extracting deadlines, drafting status updates, and keeping the file. Its core rule is that the tool reads and drafts, while a licensed person verifies everything against the signed documents. It includes 15 video lessons and a final exam.
Who should take a transaction management AI course?
Real estate agents, brokers, and transaction coordinators who manage files from contract to close and use, or plan to use, AI tools or AI features in a transaction management platform. Team leads who set office standards also benefit, since the course covers who verifies what between coordinators and agents and how to hand files off cleanly.
Do I need technical or AI experience before enrolling?
No. Transaction Management & Document AI is written for real estate professionals, not technologists, and uses contracts, addenda, deadlines, and closings as its examples throughout. You should be familiar with how a purchase transaction runs from offer to close, but no AI, coding, or specific software experience is required.
Can AI read and summarize a real estate purchase contract accurately?
AI can produce a fluent, useful first-pass summary of a purchase agreement, but fluent is not the same as faithful. The course shows that common errors are quiet ones, such as a dropped addendum, a transposed number, or a summary built from a draft instead of the executed version, so every summary is checked against the signed document.
How do you verify deadlines that AI extracts from a contract?
Before any AI-extracted date enters the calendar, a person confirms the anchor date (usually acceptance, not the offer), the contract's counting rule, the exact time and time zone, and that the date came from the fully executed version. The course then has you assign an owner and reminder to each deadline and re-extract after every amendment.
How can agents prevent wire fraud and deepfake scams at closing?
The course teaches a four-step protocol: deliver wire instructions once, early, through a channel outside email; presume any change is fraud; verify out-of-band at a phone number you had before the transaction; and have the client confirm before wiring and after. Because AI can fake emails, voices, faces, and caller ID, the protocol never relies on the message being real.
Is it safe to upload client transaction documents to a public AI assistant?
Not to a personal account. The course teaches that transaction documents, such as bank statements, IDs, and pre-approvals, go only into tools your brokerage has approved, under an agreement that bars training on your data, and only within each tool's approved scope. It also includes a 30-second check to run before any document is uploaded.
What will I be able to do after completing the course?
You'll be able to review an AI summary against the signed contract in about five minutes, verify extracted deadlines before they reach the calendar, explain contract terms to clients without giving legal advice, run a living checklist, apply a wire verification protocol, keep an audit-ready file, and measure whether AI is actually reducing errors. You'll finish with a one-page transaction checklist.
What topics do the three modules cover?
Module 1, Documents, covers contracts and addenda, deadline extraction, summary review, client explanations, and data confidentiality. Module 2, The Transaction, covers offer to close, coordinating parties, mid-transaction problems, wire fraud and deepfakes, and records. Module 3, Systems, covers AI transaction platforms, team workflows, measuring error reduction, composite cases, and your transaction checklist.
Which transaction management platforms or AI tools does the course use?
The course is vendor-neutral and does not require or endorse any product. It covers the feature categories platforms commonly advertise, including auto-fill, deadline extraction, document summaries, smart reminders, compliance checks, and assistant chat, and gives you four questions to ask before trusting any feature: what it reads, what it does with your data, where a person checks, and its error rate.
Is the course content current?
Yes. Transaction Management & Document AI reflects AI tools, platform features, and closing-fraud tactics as of September 2026, including cloned voices and faked video calls. Because tools change quickly, the course emphasizes durable routines, such as verifying against the executed document and calling known numbers, that keep working as features and threats evolve.
How long does the course take?
The course has about 1.5 hours of video across 15 lessons, plus a final exam. Lessons run about six minutes on average and are organized into three modules: Documents, The Transaction, and Systems. It is easy to complete in a few sittings.
Can I take the course online at my own pace?
Yes. The course is 100% online and self-paced, and your access does not expire. You can start, pause, and resume at any time on a computer, tablet, or phone with a modern web browser, and there is nothing to install.
Is there a final exam, and what score do I need to pass?
Yes. The course ends with a 30-question multiple-choice final exam covering all three modules. You need 80% or higher (24 of 30) to pass, and you can retake the exam as many times as you need. Completing all 15 lessons and passing the exam completes the course.
Will I receive a certificate?
Yes. After you complete all 15 lessons and pass the final exam, you can download a RiseCert certificate of completion for Transaction Management & Document AI. It is a course completion certificate, not a license, a professional certification, or a continuing education (CE) certificate.
Can I get real estate continuing education (CE) credit for this course?
No. Transaction Management & Document AI is not approved for real estate CE credit in any state. For license-renewal hours, take a course approved by your state real estate commission. This course is designed to complement required CE with practical AI transaction skills, not replace it.
Is this course legal advice?
No. The course is training, not legal, title, or brokerage-compliance advice. The licensee remains accountable for every file, message, and notice, and your broker's policies, attorneys, licensing rules, and local law govern. For questions about a specific contract or dispute, consult a qualified real estate attorney in your jurisdiction.
How much does the course cost, and can I enroll my team?
The course costs $99 per learner as a one-time purchase, with no subscription or recurring fees. To enroll a team, coordinators, or a whole brokerage, contact RiseCert through the Contact Us page at risecert.org.
What is RiseCert's refund policy?
All sales are final and no refunds are issued, as stated in the RiseCert Terms of Use. Please review the course description, lesson list, and these FAQs before purchasing, and contact RiseCert through risecert.org with any questions first.
Can AI tell me whether a contingency has been waived or a deadline was met?
No. In Transaction Management & Document AI, AI may describe what a clause says, list dates, and flag possible issues, but it must never decide what a clause means for a client, whether a contingency was satisfied or waived, or whether a deadline was met. Those questions go to the client, your broker, or an attorney.
