Course Description

An automated estimate is a starting point, not an answer. This course helps real estate professionals use AI valuation and market tools with confidence while keeping the pricing judgment, and the accountability for it, where it belongs.

What you'll learn

  • How automated valuation models work, and why a confidence range matters more than a point estimate
  • Screening AI-selected comparables and owning the adjustments
  • Reading market-trend tools critically, and the four ways an estimate goes wrong
  • A five-item trust checklist, and how to override with evidence
  • What only a walk-through can see, and how AVMs differ from licensed appraisals
  • Fairness in valuation, pricing recommendations, client market reports, and rental analysis

Answers to the most common questions about this course.

What is the Market Analysis & Valuation with AI course?
Market Analysis & Valuation with AI is a RiseCert online course that teaches real estate professionals how automated valuation models, AI comparable tools, and market-trend dashboards work, where they go wrong, when to trust or override the number, and how to explain valuation honestly to clients. It includes 15 video lessons and a final exam.
Who should take a course on AI valuation for real estate?
The course is designed for real estate agents and brokers who prepare CMAs, pricing recommendations, or client market reports and want to use AI tools without surrendering their judgment. It also suits team leads who set pricing standards and agents who regularly meet sellers and buyers who arrive with an online estimate already in hand.
Do I need a technical or appraisal background to take the course?
No. The course explains automated valuations at a working level, in plain language, with real estate examples; no statistics, coding, or appraisal training is required. A basic familiarity with how you prepare a comparative market analysis in your own practice is helpful, because the course builds on that everyday work.
What is an automated valuation model (AVM)?
An automated valuation model is software that estimates a property's value from records: public records, listing data, property characteristics, and market signals. Methods include comparable matching, hedonic regression, repeat-sales indexing, and blends. The course teaches that an AVM produces an estimate with a range that informs pricing but never replaces a licensed appraisal or your own analysis.
Why are online home value estimates sometimes wrong?
Online estimates value the record, not the house. The course names four predictable failure points: unique properties, thin data with few sales, condition the record can't see, and timing after a market turn. When these overlap, an estimate can be far off while its range still looks tight, because the model agrees with itself about the wrong comparables.
Is an AVM or a CMA the same as an appraisal?
No. An automated estimate or an agent's CMA informs pricing, offers, and negotiation. A licensed appraisal is an independent, inspected, signed opinion of value produced under professional standards that lenders, courts, and tax processes rely on. The course teaches agents never to tell a client an estimate will satisfy a lender, court, or tax authority.
How do I explain an online home value estimate to a seller?
The course teaches a four-step conversation: start with the numbers the client has already seen, explain honestly what the tool reads and can't see, walk the comparables and adjustments behind your range, and land on a decision the client makes. The estimate goes on the page beside your range, with the gap explained rather than hidden.
What will I be able to do after completing the course?
You'll be able to read a confidence range before the estimate, screen and complete AI-selected comparables, read trend charts critically, run a five-item trust checklist, override with documented evidence, run a valuation walk-through, apply fairness checks, and build pricing recommendations, client market reports, and rental first passes. You finish with a one-page personal valuation standard.
Which valuation tools does the course cover?
The course is vendor-neutral. It covers the categories of tools agents meet: automated valuation models and consumer home-value estimates, AI-assisted comparable selection and adjustment grids, market-trend dashboards and forecasts, AI drafting assistants for recommendations and reports, and investment or rental calculators. No specific product is required or endorsed.
How long does the course take to complete?
The course has about 1 hour 20 minutes of video across 15 lessons, plus a final exam. Lessons typically run about five minutes and are organized into three modules: The Tools, Judgment, and Practice. Most learners can complete it comfortably in a few sittings at their own pace.
Is the course online and self-paced?
Yes. Market Analysis & Valuation with AI is 100% online and self-paced, and your access does not expire. You can start, pause, and resume at any time on a computer, tablet, or phone with a modern web browser. There's nothing to install.
Is there a final exam for the course?
Yes. The course ends with a 30-question multiple-choice final exam covering all three modules: The Tools, Judgment, and Practice. You need 80% or higher (24 of 30) to pass, and retakes are unlimited. Complete all 15 lessons and pass the exam to finish the course and earn your certificate.
Will I receive a certificate?
Yes. After you complete all 15 lessons and pass the final exam, you can download a RiseCert certificate of completion from your account. It is a course completion certificate, not an appraisal license, a real estate license credential, a professional certification, or a continuing education (CE) certificate.
Does the course count toward real estate continuing education (CE) credit?
No. The course is not approved for real estate CE credit in any state and is not accredited by any licensing or appraisal body. For license-renewal hours, take a course approved by your state real estate commission. This course complements required CE with practical skills for using AI valuation tools responsibly.
Is the course content current?
Yes. The course reflects automated valuation tools, market dashboards, and lending practices as of September 2026, described at principle level. Because tools, lending rules, and local regulations keep changing, it emphasizes durable habits, such as reading the range, walking the house, documenting overrides, and deferring to lenders and appraisers, that hold up as specifics change.
Does the course cover fair housing in valuation?
Yes. A dedicated lesson shows how bias can enter a valuation through historical data, proxies such as boundaries, thin data, comparable choice, and language. It teaches four checks: comparables selected on property facts, adjustments you can point to, questioning what a model weights, and one standard for every client, plus describing property, never people.
How much does the course cost, and can I enroll my team?
The course costs $99 per learner as a one-time purchase, with no subscription or recurring fees. To enroll a team or brokerage, contact RiseCert through the Contact Us page at risecert.org and we'll help you set up access for multiple learners.
What is the refund policy?
All sales are final and no refunds are issued, as stated in the RiseCert Terms of Use. Please review the course description, lesson list, and these FAQs before purchasing, and contact RiseCert through risecert.org with any questions first.
Is this course appraisal, legal, or investment advice?
No. The course is training, not appraisal, legal, or investment advice, and it does not qualify you to appraise property. The licensee remains accountable for any valuation they present. Licensed appraisers, lenders, your broker's policies, your counsel, and local rules govern valuation in any specific situation.
Does the course cover investment and rental property analysis?
Yes. One lesson covers building a cash-flow first pass from sourced inputs: rent from comparable rentals, a real vacancy rate, expenses line by line, and financing as the lender quotes it. It also covers six assumptions to check every time, and labeling the result as a first pass for review with the client's accountant and lender.
